Re: Reminders Oceans Eight is a beautiful building, with a fine reputation. However, the condominium concept, by nature, requires that certain rules be observed, for the benefit of the entire community. Please accept this letter as a reminder of the policies in place, and please share this information with your guests. Contractors Working in Your Unit at Oceans Eight Please remember that every contractor who works in your unit must check in with the Oceans Eight office, before commencing work. Contractors who are working on your unit, involving any trade other than painting, wallpapering, carpeting, or tile work, must keep a valid Certificate of Insurance on file with the Oceans Eight office. Please alert your contractor, prior to his arrival, to be prepared to present his Certificate of Insurance. Once it is presented, we file it, and that contractor continues to be an approved contractor, (barring any negative experience), as long as his/her Certificate of Insurance is current and on file with the office. Contractors must obtain a parking pass from the Oceans Eight office, to display on the dash of their vehicle; the parking pass is good for the day it is issued. Loading/Unloading/Parking for Contractors After checking in with the office, the contractor will be allowed to off-load his equipment in the garage. The contractor must then move his/her vehicle to the outdoor parking deck. Parking is never allowed in the Loading Zone. No equipment may be brought through the Main Lobby. Tile and Carpet Installers Contractors who install tile or carpet must clean up any debris from the common areas. From time to time, carpet installers leave pieces of carpet pile in the elevators, in the lobbies, or in the common walkways. Dumpsters The Associations contract on the dumpsters is designed to accommodate the amount of trash generated from the condominiums residents, on a daily residential basis. The dumpsters, therefore, may NOT be used by contractors to dispose of used materials brought on the job nor to dispose of materials removed from the unit. Deliveries Deliveries must be pre-planned, because the service elevator must be padded down. Please instruct delivery people that deliveries may only be made to Oceans Eight between the hours of 8:00 a.m. and 3:45 p.m, Monday through Friday only. And, please be sure to notify the office at least 24 hours in advance of a delivery. Move-ins/Move-outs The process of moving in or moving out of Oceans Eight is difficult, at best, due to the nature of a high-rise. It is vital, therefore, to instruct the movers, well in advance, of the rules regarding moving. 1) Move-ins or move-outs must be scheduled with the office at least 24 hours in advance. Staff must be scheduled by the office, and the elevator must be padded. 2) Moving may not commence before 8:00 a.m., and moving must be completed no later than 3:45 p.m. No moving is permitted on Saturdays or Sundays. 3) Moving trucks must park sufficiently north of the driveway, so as to allow easy ingress and egress by all residents. Parking There are 171 parking spots in the underground garage. No unit owner may occupy more than one space within the garage. Vehicles parked in the garage must exhibit a valid red parking pass on the windshield, in such manner as to be readily visible. Residents may park on the upper deck, with a valid green parking pass. Storage Rooms Storage rooms on each floor may be used by unit owners, on a temporary, limited basis. However, Oceans Eight Condominium Association, Inc. assumes no liability for any items stored in those rooms. The Association reserves the right to rescind permission to use the storage rooms, if the conditions of usage become a hazard to the building. Cover-Ups, Shoes, Water All residents and guests (no matter what age) must wear cover-ups and shoes when in the common areas. Please dry off before leaving the pool areas, so as to avoid dripping water in the lobbies and in the elevators. Thank you for your adherence to these reminders. Should you have questions, please let me know. Sliding Glass Doors Beautiful weather at the beach is cause to open and close our sliding glass doors. But that action can, sometimes, be noisy and disturbing to your neighbors. So, please keep a can of silicone spray in your unit, and, on a regular basis, please spray the track of each of your sliders. This practice, along with some care in closing the door, will cut down on the noise pollution. Thank you for being good neighbors. Satellite Dishes Satellite dishes are quite popular and many of our neighbors may wish to install them. If you plan to install a dish, alert the office before the installer begins any procedure. The installation must comply with the condo documents, and it is extremely important that there is no intrusion into the condo walls or balcony floor. Several items of Interest AC Drain Tubes The drain pipe carrying the condensation away from the unit air conditioner tends to clog up over time, and water will back up into the utility room and down through the floors. Unit owners should have the drain cleaned at least once a year to prevent possible damage. Cleaning procedure only takes a minute using a shot of compressed air into the top of the drain. Balcony Maintenance As you know, we are in the final stages of the restoration project at Oceans Eight. We enclose a letter (see letter at end of this message) prepared by the Project Engineer, Bob Fitzpatrick, the principal of United Engineering. His letter details the care of the balconies, both for now and in the future. It is imperative that ALL unit owners follow the required procedures, so as to extend the life of the restoration project. Should you have ANY questions about this matter, please let the office know. We will make sure that you have thorough answers. E-Mail Addresses We now have over 90 unit owners email addresses. If you havent given our Oceans Eight office your email address, please do so. We have a website, where you can check the latest financial information and minutes, as well as the Associations documents; we also post brief "news" on the site. And, soon, our newsletter will be a regular feature of the website. If we have your email address, we give you a quick note to tell you that theres something new that you may want to read.
Proper
Maintenance of Recently Restored Balconies The above work is expected to last about seven years and has been warranted for that period. The Board of Directors should budget to pressure wash the building in about 3 ½ years and repaint with a single coat of acrylic paint in seven years. The waterproofing coating on the balcony should be cleaned every six months with a non abrasive mild dish detergent that contains no chlorine or bleach. The coating manufacturer recommends a product called "Simple Green" because it does not leave a filmy or soapy residue after rinsing. The balconies should be cleaned with a soft brush and then thoroughly rinsed off until the balcony surface is no longer slippery. After seven years, the balconies should receive a clear urethane top coat. Due to the presence of the tensioned cables and to preserve the integrity of the waterproofing coating, no fasteners should penetrate the balcony ceiling or deck. For future planning, the Board should begin to budget for waterproofing the parking deck and pool courtyard area and to replace the balcony rail walls within the next seven years and obtaining a new roof within the next 12 years.
